I would recommend House of Leaves by Mark Z. Danielewski fro 2000.
This is such a hard book to describe. The plot is that someone finds hundreds of pages of paper that a blind man has written detailing an unmade movie about a family that moves into a house that’s bigger on the inside and is a maze. The physical book however is very cool too, text is sometimes written sideways, there are footnotes with footnotes that reference books that don’t exist, and certain pages only have a couple words that look like they are falling off the page.
I don’t think I’ve seen any other book that looks or reads like House of Leaves.

That actress looks so much like a younger Milla Jovovich I thought at first they had spliced in footage from Resident Evil into the trailer.
